Exterior Home Inspections

The HOA Board of Directors, ARC Committee and its management company will inspect the exterior of residential properties to ensure that they comply with the original design guidelines and approved Architectural Standards. This process is designed to maintain the visual, aesthetic harmony, and quality of homes throughout the community, thereby protecting property values and enhancing the quality of lifestyle for all residents.

Residents may find it useful to know what is inspected to ensure that their properties are within accepted guidelines.

When is my property inspected?

Inspections occur on a quarterly basis.

What is being checked?

The property is being reviewed for appearance, cleanliness, and overall condition

What are the specific items being checked?

The exterior home inspection includes the following items:

Structure

  • Shutters

  • Doors

  • Porches

  • Decks

  • Siding

  • Foundation

  • Trim

  • Gutters

Mailboxes

  • Numbers

  • Mailbox

  • Post

Yards

  • Fencing

  • Lawn

  • Flower beds

  • Trees

  • Decorations

  • Play equipment

  • Driveways

  • Trashcans

  • Enclosures

Modifications

  • Approvals obtained when needed

Process if a violation is noted:

  1. You will receive DIGITAL communication for your first notice (via the Homeowner portal) asking you to remedy and communicate back.

  2. After 2 weeks, a re-inspection will be completed, and you will be notified now by mail if the violation is not corrected.

  3. After another 2 weeks, a re-inspection will be completed, and you will be notified via mail if the violation is not corrected and offer you an opportunity to attend a violation hearing.

  4. The HOA Board will host a violation hearing for all violations documented which were not corrected, at which time the homeowner may, if they choose:

a) demonstrate evidence of correctness

b) offer and obtain approval on a plan to remedy the issue.

 c) request an exception.

If the homeowner does not obtain approval from the Board for any of the forementioned requests at the violation hearing, the HOA will initiate a financial fine of $10.00 per day for up to 90 days for any offense of a continuing nature.
